Mission Valley is full of multi tenant office buildings from the 1980s and 1990s, and the recurring problem here is vertical clearance. A great many of these buildings put their loading area inside a parking structure with a posted height limit well under what a box truck needs. So the first question on a Mission Valley job is not how much furniture there is, it is whether our truck can physically reach the door or whether the load has to be shuttled in from the surface. Answering that at the survey rather than on the day is most of the value.

Parking structure clearance is the constraint that catches people

Posted heights in these garages are frequently too low for a full size box truck. If the loading area is inside the structure, we check the clearance before we quote, not on the morning.

A shuttle is often the honest answer

Where clearance rules out the big truck, we run a smaller vehicle from a surface staging point. It costs more time and we would rather price it in than discover it.

Buildings here share docks and elevators

Multi tenant offices mean booking a window and filing a certificate of insurance, even though these are not high rise towers.

Hotel and event traffic affects the day

The valley carries a lot of hotel, stadium and shopping traffic. Friars Road and Camino del Rio at the wrong hour will cost you real time.

The stock is older, so protection matters

Narrow corridors, older lift lobbies and finishes that mark easily. Floor and door frame protection is standard on our jobs here rather than an extra.

Office Stock

Mission Valley runs along the river between the 8 and the 163, and the office stock is mostly multi tenant mid rise from the 1980s and 1990s with structured parking underneath. That structured parking is the defining feature for a mover, because posted clearances in a lot of these buildings are too low for a full size truck. Around Hazard Center and Rio Vista the buildings are newer with better provision. Along Camino del Rio North and South the stock is older and the loading arrangements vary building to building. The area around the stadium redevelopment is changing quickly, with newer construction and better access but real traffic pressure on event days. Questions

Why do you ask about the parking structure height?+
Because it decides the vehicle. Many Mission Valley buildings put loading inside a structure with a posted clearance too low for a full size box truck. If we cannot get to the door, the load has to be shuttled from a surface point, which takes longer and costs more. Knowing that before the day is the difference between an accurate price and a bad surprise.
What happens if the truck cannot fit?+
We shuttle with a smaller vehicle from a surface staging area. It is not a problem, it is a plan, and it is priced in when we know about it at the survey.
Do you need a certificate of insurance here?+
Usually yes. These are multi tenant buildings with property managers who ask for one before move day. We issue them the same day at no charge, to whatever wording the building requires.
Can you move a medical or dental suite?+

Do you work weekends?+
Yes, and in multi tenant buildings that is often when access is easiest. It also avoids the valley’s weekday traffic, which is worth more here than people expect.

Quoted after a walkthrough as a written not to exceed price. Local commercial work runs at $119/hr cash for a two person crew, $50/hr per additional mover, three hour minimum, plus a flat $75 fuel fee.
