Why Your Building Wants a COI

If you’re moving into a managed building — a downtown tower, a La Jolla high-rise, a UTC complex — the property manager’s first question isn’t your move date. It’s “send your mover’s COI.” The certificate of insurance proves the moving company carries real liability and workers’-comp coverage, names the building as a certificate holder, and shifts move-day risk where it belongs: onto the professionals’ policy, not the residents’ HOA.

Buildings that require COIs typically also govern freight elevator reservations, loading dock windows, floor and wall protection, and move-in hours — the full choreography. We handle that choreography weekly across San Diego’s managed buildings.

What is a certificate of insurance (COI) for moving?+
A document from the mover’s insurer proving liability and workers’-comp coverage, usually naming your building’s owner and manager as certificate holders or additional insureds. High-rises and managed buildings require it before they’ll allow a move-in.
How fast can Discount Movers issue a COI?+
Typically same business day once we have the building’s requirements sheet — the limits and the exact wording the property manager wants. Send it when you book and the certificate beats the truck by days.
What limits do buildings usually require?+
Commonly $1M general liability per occurrence with $2M aggregate, statutory workers’ comp, and sometimes auto liability — but every building writes its own sheet, which is why we work from the manager’s exact requirements rather than assumptions.
My building also requires an elevator reservation. Is that your job or mine?+
Ours, gladly — give us the manager’s contact and we book the freight elevator window, confirm dock rules and floor protection requirements, and schedule the crew to the reservation.

Buildings that require a COI usually require floor protection too. Runners along the route, cardboard over hard floors and lobbies, seams taped, jambs and corners covered — down before the first item moves, at both ends. Tell us the building’s requirements and they are on the truck.
