We are a licensed California carrier operating in San Diego since 1997, with our own W2 crews rather than day labor, and we work in most of the county’s managed buildings already.

Vetting A Mover For Your Vendor List
Every household mover operating in California must hold a permit from the Bureau of Household Goods and Services, and the bureau encourages anyone hiring a mover to confirm that permit before signing. Its online license search shows whether a mover is licensed, in active status, in good standing and insured. Our permit is CAL-T #201759 and our interstate registration is US DOT #4372335. Run both before you add us to a vendor list, and keep the result with the certificate of insurance you file for the building.
The bureau also requires the Cal-T number to be displayed on every household moving vehicle, so your front desk or dock staff can check the truck that arrives against the number on the paperwork. A truck with no Cal-T number is a reason to stop the move before it starts. For your own vetting process, ask any mover for the permit number in writing, then look it up yourself rather than accepting a photocopy of a certificate. That closes the gap between what a vendor claims and what the state has on record.
State rules also govern how a mover quotes a residential job. A household mover must give a written estimate after inspecting the goods, and it must state a Not to Exceed price, the maximum the customer can be charged unless the customer asks for additional services and those are recorded in a Change Order for Moving Services. Verbal estimates and estimates given over the Internet are not permitted and may not be enforceable. If a tenant in your building brings you a mover's quote with no Not to Exceed figure on it, that quote does not meet the state requirement.
Abandoned Property Rules Before A Clear Out
California sets the timeline for belongings a tenant leaves behind, and it runs before any removal crew can be booked. Under Civil Code section 1984, the landlord gives a written Notice of Right to Reclaim Abandoned Property, and the date by which the tenant must claim the items cannot be less than 15 days after the notice is delivered in person, or less than 18 days after it is mailed. Book the clear out for after that date passes, not before, so the crew is not standing in a unit that still legally holds someone else's property.
A separate notice covers the tenancy itself. The California Courts site publishes a Notice of Belief of Abandonment under Civil Code section 1951.3, which applies where rent has been due and unpaid for 14 consecutive days and the landlord believes the tenant has left. That notice addresses the lease, not the furniture, so a unit can need both steps before it is clear to turn. Once your attorney or management office confirms the dates have run, send us the unit number, the building's dock and elevator rules and your disposal instructions, and we schedule the removal.
Move Out Dates And Deposit Deadlines
Tenant move out scheduling ties directly to deposit deadlines. Under the rules summarized in the California Courts guide to security deposits, a landlord has 21 days after the tenant moves out to return the deposit, less any deductions, with an itemized statement, and if the deductions total more than $125 the statement must come with copies of the invoices or receipts. A move out that slips a day because the freight elevator was never reserved shifts the start of that clock, which is one reason we ask for the building's reservation process up front.
Tenants also have a right to an initial inspection before they leave, under Civil Code section 1950.5(f). After the tenant gives notice, the landlord must tell them in writing that they can request the inspection, and the landlord may only carry one out if the tenant asks. The purpose is to give the tenant a chance to fix problems before the final walkthrough. For scheduling, it matters whether your office wants that inspection with the unit still furnished or already empty, so tell us which and the move date goes on the correct side of the appointment.
Dumpsters And Containers On City Streets
A clear out or turn that needs a dumpster on the street inside the City of San Diego needs a permit first. The city's Information Bulletin 718 covers the traffic control permit for a storage container or dumpster placed in the public right of way. The permit is valid for up to 7 days. An extension is possible with the City Engineer's approval. A dumpster inside the building's own loading dock or private lot is outside the scope of that bulletin, which is why we ask about dock access before quoting a clear out.
The same permit covers a storage container a tenant has rented and wants dropped at the curb. We do not transport containers, but our crews will load or unload one at our hourly labor rate, and a 7 day permit window is enough for a scheduled load day as long as the container is delivered inside it. If your building is in another city in the county, confirm the requirement with that city's public works or engineering desk before the container company books the drop, since Bulletin 718 applies to the City of San Diego only.
