Three distinct housing markets sit inside one name. The Village runs to condominiums and older apartment stock within walking distance of Prospect Street. Bird Rock and WindanSea are single family, mostly mid-century, on tight streets that were never widened. The hillsides above run to larger custom homes with long stair approaches and views that explain the price.

Parking is the daily tax
Village parking is contested from mid-morning. Residents learn the side streets, and visitors learn what a two hour limit means.
The streets are older than the cars
Bird Rock and the hillsides were laid out for smaller vehicles. Delivery trucks, moving trucks and anything with a trailer need a plan rather than optimism.
Marine layer is a real season
May and June are gray most mornings. People who move here in September are sometimes surprised the following spring.
