LIVING GUIDE · SAN DIEGO

Moving to Carlsbad

Beach town on the outside, biotech and golf on the inside. What it is actually like to live here, written by a moving company that has been carrying furniture in and out of it since 1997.

Who Moves
To Carlsbad

Families who want coastal without La Jolla money, employees of the life science and golf industry clusters along Palomar Airport Road, and a large retiree population in the eastern communities.

What You
Are Buying Into

The Village near the coast is older and denser, with cottages and small apartment buildings. Inland it becomes masterplanned quickly: Bressi Ranch, La Costa, Aviara and Rancho Carlsbad, most from the 1980s onward with HOAs, garages and wide streets. The gap between a Village cottage and a La Costa house is enormous in both character and price.

What Nobody Mentions
Until You Have Signed

Every neighborhood is a trade. These are the ones people actually notice in the first year.

The 5 and the 78 define your day

Coastal north-south is fine; the 78 east-west at commute hours is not.

Village life and masterplan life are different products

Both are Carlsbad. Visit both before deciding.

Summer brings Legoland traffic

It is predictable and it is real, particularly around the village and the 78 interchange.

HOAs are the norm inland

Gate access, move-in rules and vendor notice come with most eastern communities.

Getting Your Furniture
Into Carlsbad

Inland communities usually need HOA notice and a gate code. The Village is tighter, older and harder to park a truck in than anywhere inland. Our Carlsbad movers page covers the access detail street by street, and what a move costs is one page with the whole rate card on it: $119 an hour cash for two movers, a three hour minimum of $357, a flat $75 fuel fee, and no deposit at any point.
