Why Chula Vista
Is Its Own Number

The eastern masterplans load quickly once the HOA window is booked. The western grid is slower because parking is contested.

In Chula Vista the line that changes the price is I-805

East of 805 is master planned: Eastlake, Rancho del Rey, Sunbow II, San Miguel Ranch, Rolling Hills Ranch, the Otay Ranch villages and Millenia. West of 805 is the older city, with the Bayfront side served off I-5.

Our estimator does not price a neighborhood. It prices cubic feet, crew speed and an access factor at each end. The factor starts at 1.0 and comes down for stairs, an elevator or a long carry. A detached tract home east of 805 gives us a driveway, an attached two car garage and one interior flight, which holds at 1.0. The question that sets your Chula Vista number is not which side of the freeway you are on. It is what the building does to the carry.

Three stories over a garage in Otay Ranch and Millenia is a different job

A large share of the attached product in the Otay Ranch villages and in Millenia is three and four story townhomes stacked over a ground level two car garage, living space on the second level, bedrooms on the third. Same bedroom count as a detached Eastlake house, different building, different bill.

Run both. A 3 bedroom is 1,400 cubic feet, so 700 at each end, and 3 movers move 220 cubic feet an hour. Detached, at 1.0 on both ends, that is 700 divided by 220 twice, about 6.4 hours. Three movers at $169 an hour cash for 6.4 hours is $1,081.60 in labor, plus the flat $75 fuel fee, about $1,156.60.

Now put the load end three flights up. Three flights is minus 0.45, so that end runs at 0.55: 700 divided by 220 times 0.55 is 5.79 hours loading, plus 3.18 hours unloading at ground level. About 9 hours. Our estimator escalates a 3 mover job at 9 hours to 4 movers, and 4 movers move 275 cubic feet an hour, which brings it back to about 7.2 hours. Four movers at $219 an hour cash is $1,576.80, plus $75 fuel, about $1,651.80.

Two flights is minus 0.30, so 0.70 at that end: 4.55 hours loading plus 3.18 unloading, about 7.7 hours, which stays with 3 movers. That is $1,301.30 at $169 plus $75 fuel, about $1,376.30.

Millenia and the attached formats also include elevator apartment buildings, and an elevator is minus 0.15 on its own before any stair count. A 1 bedroom is 450 cubic feet, 225 each end, and 2 movers move 120 cubic feet an hour. A load end at 0.85 is 2.21 hours plus 1.88 at the other end, about 4.1 hours. Two movers at $119 an hour cash is $487.90 plus the $75 fuel fee, about $562.90, which clears the three hour minimum of $357.

West of 805, the mobile home and trailer park lanes

Mobile home and trailer parks are part of the west side housing stock. Narrow private lanes, carport posts, low awnings and limited turnaround usually mean a 26 foot truck stages at or near the park entrance rather than at your door. That is a long carry, minus 0.15 at that end.

A 2 bedroom is 850 cubic feet, 425 each end. Start with 2 movers at 120 an hour and a 0.85 load end: 4.17 hours loading plus 3.54 unloading is 7.71 hours, and our estimator escalates a 2 mover job at 7 hours to 3 movers. Three movers at 220 run 2.27 loading and 1.93 unloading, about 4.2 hours, or $709.80 at $169 plus the $75 fuel fee, about $784.80. Tell us the address is in a park when you call.

Where a moving truck may legally stand in Chula Vista

Chula Vista Municipal Code 10.52.090 says no commercial vehicle with a manufacturer's gross vehicle weight rating of 10,000 pounds or more may park in a residential district, including on private property, except while actually loading or unloading property. A 26 foot moving truck is over that rating, and that exception is what makes it legal at your curb. The truck works and leaves. It does not stage on your block the night before.

Downtown has metered on-street parking to plan around, bounded by E Street on the north, Del Mar Avenue on the east, H Street on the south and Garrett Avenue on the west, with Third Avenue through the middle. If the curb out front is taken, the truck ends up down the block, which is a long carry. For a 2 bedroom at 850 cubic feet with one flight up as well, the load end runs at 0.70, about 4.7 hours, or $794.30 at $169 for 3 movers plus $75 fuel.

City rules apply inside city limits. Bonita and Sunnyside are unincorporated San Diego County, so a 91902 address is not a City of Chula Vista parking question.

A four bedroom east of 805 and the two truck jump

Our estimator sizes trucks by dividing cubic feet by 1,800 and rounding up. A 4 bedroom is 2,000 cubic feet, and 2,000 divided by 1,800 rounds up to two. Two trucks means the $150 second truck fee plus a second $75 fuel charge, so $300 in fees rather than $75.

Worked out: a 4 bedroom east of 805, driveway to driveway, 1.0 at both ends. Four movers at 275 cubic feet an hour handle 1,000 at each end in 3.64 hours, about 7.3 hours total, which is $1,598.70 at $219 an hour cash. Add $75 fuel, $150 second truck and the second $75, and the day comes to about $1,898.70. A 4 bedroom that loads under 1,800 cubic feet is one truck and one $75 fuel fee.

HOA windows east of 805, and how we get there

East of 805 the HOA is the scheduling driver, not the city. Eastlake, Otay Ranch, Rolling Hills Ranch, San Miguel Ranch and Rancho del Rey each run their own rules on move-in windows, gate access and where a truck may stand, and in Millenia the HOA or property manager controls the loading area and any elevator reservation. There is no single eastern Chula Vista policy to quote, so we ask for your association's rules before the date. A stacked townhome move that runs about 9 hours has to fit the window you are given, and the fix is a larger crew, not a second day.

Getting to you is a freeway question, not a mileage question. From our Miramar Place yard it is I-805 south, or I-5 south for the Bayfront and the northwest side. Inside the city, I-805 is the spine, SR-54 crosses the north edge and SR-125 serves the eastern master plans. There is no deposit on any of it, and nothing is charged before move day.
