The stock is mostly one and two story tilt up buildings from the 1980s onward, with a mix of dock high and grade level access that varies building to building rather than by street. The residential side is apartments serving the people who work here.

Multi tenant research buildings share loading. That means a booked window rather than turning up, and it means the window is worth more than an extra mover.

Where Sorrento Valley Stops
Sorrento Valley is roughly bounded by Interstate 5 and Interstate 805 on the west, Camino Santa Fe on the east, Los Peñasquitos Canyon Preserve on the north and Miramar Road on the south. Every one of those four edges is a hard edge. Two freeways, a street, a preserve and a road. Nothing about the boundary is soft the way a neighborhood name usually is, which is unusual enough to be worth saying out loud when someone asks whether their address counts as Sorrento Valley or not.
It matters for a quote because an address sitting past Camino Santa Fe is a different job with a different approach, and an address south of Miramar Road is not in this valley at all. Our own yard is on Miramar Pl, off that southern edge, so the trucks that work this valley start their day on the boundary rather than crossing the county to reach it.
The northern edge is the one that surprises people. It is a preserve rather than a street grid, so the approach to a Sorrento Valley address comes off the freeways on the west, or from Miramar Road and Camino Santa Fe on the south and east, rather than down through the canyon.
The COASTER Station Takes The Curb Before You Do
Sorrento Valley station is an NCTD-owned COASTER commuter rail station at 11170 Sorrento Valley Road. Its riders park and queue on the surrounding streets on weekday mornings. That one sentence does more work than anything else we know about moving in this valley, because the curb near the station is spoken for before most people have finished breakfast.
A moving truck does not need a parking space, it needs a length of curb it can hold for hours. On a weekday the commuter cars take the street stalls near the station early and give them back at quitting time, which is the wrong end of the day for a load. If your address sits on one of the streets that feeds the station, we either get there ahead of that fill or we plan the carry from wherever the truck can legally sit, and we tell you what the walk adds before you book rather than after.
Weekends invert it. Commuter rail demand falls away, and a block with no room on Tuesday morning has room on Sunday. If your building or your lease allows a weekend date, the station streets are a solid reason to take one.
A Creek, A Lagoon, And No Lake
There is no lake in Sorrento Valley. People search for one and the honest answer is that it does not exist. What the valley has is Los Peñasquitos Creek, which runs the length of the canyon preserve on the northern edge, and Los Peñasquitos Lagoon, a coastal lagoon that borders Sorrento Valley Road on the west.
The lagoon is why the road floods. That is the mechanism, not folklore, and it is why Sorrento Valley Road has the reputation it has among the people who drive it every day. A coastal lagoon pressed against the western side of a road is not a problem that repaving solves.
For a move it comes down to one habit. In the wet months we confirm the state of Sorrento Valley Road before we commit a loaded truck to it, and we keep a freeway approach in reserve. Re-routing a loaded truck partway through a job burns clock at your hourly rate, so we would rather spend the phone call the day before.
The Preserve On The Northern Edge
Los Peñasquitos Canyon Preserve forms the northern boundary. Inside it, the Peñasquitos Canyon Creek waterfall sits roughly midway between the preserve's eastern and western trailheads, and the corridor carries live oaks, sycamores and a freshwater marsh.
That is not moving company business, except that people take places here partly because of it and then ask us about it, and except that it explains the shape of the week. A preserve does not generate weekday commuter volume, it generates weekend trailhead volume. So pressure at the north end of the valley peaks on the days the research campuses empty out, which runs opposite to everything else happening here.
Ystagua, Sorrento, And The Rail Corridor
Before European contact the valley held the Kumeyaay village of Ystagua. Spanish-era maps called this area Cañada de la Soledad. The modern name comes from Sorrento, Italy, and dates to the 1800s.
The name arrived with the railroad. The California Southern Railroad was built through this valley in the 1880s, running between National City and San Bernardino, and the stop here took the name Sorrento. The same rail corridor still carries trains through the valley, and the COASTER platform sits on it.
A rail corridor is a hard line through a job. It crosses where it crosses and it does not add a crossing because a truck would like one. When we plan an approach here we plan it around the corridor first and the street names second, the same way we would plan around a canyon.
Schools Do Not Follow The Neighborhood Name
Residential addresses in Sorrento Valley east of I-5 are in San Diego Unified. Which specific schools an address is assigned to is set by the district by address, not by neighborhood, so check the district's own boundary lookup for the exact address rather than trusting any neighborhood name, this one included.
Cross I-5 and the districts change outright. Torrey Hills, the neighborhood on the far side, is served by Del Mar Union School District for elementary and San Dieguito Union High School District for secondary, while Sorrento Valley itself is San Diego Unified. Two homes a freeway apart can sit in three different districts, so a 92121 address tells you nothing about schools on its own.
We raise it because families here build a moving date around a school start date and then discover the calendar they read belonged to a different district. Confirm the assignment against the address before you pick the date, not after we are on the books.
Which Hospital, And Which One Is Not
Scripps Memorial Hospital La Jolla is on Genesee Avenue and carries the emergency room for this side of town. Scripps Green Hospital, on North Torrey Pines Road, is a separate campus and is not an emergency destination. The two names sound close enough to be swapped under pressure, which is exactly when swapping them costs the most.
Jacobs Medical Center at UC San Diego Health is on Campus Point Drive in La Jolla, reached from Sorrento Valley by I-805 south to Genesee Avenue.

City, Not County, And More Than One Rulebook
Sorrento Valley is inside the City of San Diego, not unincorporated County. If a question about a street comes up during your job, it goes to the City, and knowing that saves a call to the wrong counter.
More than one community plan area meets here, which is why the rules on three sides of the same intersection are not always the same. We do not assume one signage regime holds across the valley, and we do not assume that because a truck sat somewhere on a job last month, it can sit in the equivalent spot at the next address over. We read the address, not the reputation of the street.
Crew Size When The Window Is Fixed
Most of what happens here runs on two movers, and the existing rate on this page covers that. Where it stops being the right answer is when the clock is bounded by something outside your control, a station-side curb that disappears mid-morning or a window somebody else set for you. Then you are buying time rather than labor, and adding movers is the cheaper end of the trade.
Three movers is $169 an hour cash against a three hour minimum of $507. Four is $219 an hour cash with a $657 minimum, five is $269 an hour cash with a $807 minimum, and every mover past five adds $50 an hour. The $75 fuel fee is flat regardless of crew size.
A second truck adds $150 plus a second $75 fuel charge. In a valley where the constraint is a fixed window rather than the volume of the load, two trucks working one window sometimes beats one truck making two passes, and sometimes it does not. We will tell you which before you book. There is no deposit either way, so nothing is riding on you deciding today.
Leaving Sorrento Valley For Good
Research work moves people out of state, and loads that leave this valley are usually constrained at the load end rather than the delivery end. That is the reverse of most long distance moves, and it changes how the number gets set.
Long distance with us is one flat rate agreed in writing before we load. For that to hold, the window, the curb and the carry at the Sorrento Valley end have to be understood before anything is signed, which is why we ask for photographs of the street and the entrance instead of a square footage figure.
On the road we cover 550 miles a day, starting the day after we load. Anything within 200 miles, Los Angeles included, is delivered the same day. We do not do international moves, containers or PODs, and we do not transport vehicles, so if any of that is part of your plan you will need another company for that piece and we would rather say so at the quote than at the curb.

We want to know whether the address sits on a street that feeds the COASTER station, whether the approach runs along Sorrento Valley Road and therefore whether the date lands in the wet season, whether the rail corridor sits between the truck and the door, and which side of Camino Santa Fe you are on.
