Short frontages, full curbs
Frontage per house is modest, and the curbs fill fast, especially on view streets where coastal visitors hunt the same parking you need. Holding your own frontage with your cars the night before is worth more here than almost anywhere inland. The truck needs roughly the length of the house at the curb, and a little more to work the ramp properly.

Which City You Are Actually In
Del Mar Heights is a neighborhood of the City of San Diego. It sits on the coastal mesa west of I-5 and south of the incorporated City of Del Mar, inside San Diego's Torrey Pines community planning area alongside Del Mar Terrace. The name does most of the damage. People read Del Mar, assume the small city, and then assume the small city's rules.
For a moving crew that distinction is not trivia, it decides the rule book. City of San Diego street use, oversize vehicle and encroachment rules apply to the truck parked at your curb, and the neighborhood is served by the San Diego Police Department and San Diego Fire-Rescue. When a customer calls to ask who administers the curb their truck is going to occupy for half a day, the answer is San Diego.

What The 92014 ZIP Code Does Not Tell You
Del Mar Heights carries the 92014 ZIP. So does the incorporated City of Del Mar. Carmel Valley, on the other side of I-5, is 92130. A 92014 address by itself tells you nothing about which city the property sits in, which means it tells you nothing about which parking enforcement, which street rules or which permit counter applies to your move.
So we confirm the street, not the ZIP. When you book, give us the exact address, and if you are moving into a house you have not lived in yet, give us the cross street as well. Listing copy and mail routing both round Del Mar Heights off to Del Mar, and that shorthand is fine until a truck needs to legally occupy fifty feet of curb. We would rather sort it out on the phone than on the sidewalk.
Two School Districts Split This Neighborhood
Families relocating from elsewhere in San Diego arrive assuming that city limits and school district lines match. Here they do not. Del Mar Heights is inside the City of San Diego and is not in San Diego Unified. Two districts split the grades between them: Del Mar Union School District for the elementary years, San Dieguito Union High School District for the secondary years.
Del Mar Union runs kindergarten through sixth grade only. Del Mar Heights School and Del Mar Hills Academy are the Del Mar Union campuses in the immediate area. Del Mar Union assigns by street address and publishes an address based school locator along with attendance area maps, and it publishes them because they are needed. Two addresses a block apart are not guaranteed the same campus.
Grades seven through twelve are San Dieguito Union. Torrey Pines High School, which sits east of I-5 on Del Mar Heights Road, and Earl Warren Middle School in Solana Beach are the San Dieguito campuses associated with this side of the district. San Dieguito also runs districtwide schools of choice, so the campus is not predictable from the street, and the confident answers that circulate through listing copy are unreliable.
We are a moving company, not an enrollment counselor. Confirm the boundaries with the districts directly before you sign a lease or close escrow. We raise it because the family that learns this in March has an ordinary move and the family that learns it in August has a hard one.
How We Bring A Loaded Truck In
Come off I-5 and drive west on Del Mar Heights Road. We do not route a loaded 26 foot truck to this neighborhood through Del Mar village on Camino Del Mar. That is a two lane coastal main street with angled parking, frequent pedestrian crossings and summer beach traffic, and on an hourly job every one of those costs you money while the truck is not being unloaded.
The mesa has a lagoon and river valley to the north and canyon and bluff to the south, which is why the approach concentrates on one road instead of spreading across a grid. Del Mar Heights Road carries the traffic because the terrain left it nowhere else to go. Once the truck is off the spine and into the residential streets the constraint stops being traffic and becomes turning room, and we plan that part separately from the exact address.
The Two Waves On Del Mar Heights Road
Two waves define a weekday on the spine: a morning school run and a heavier afternoon pickup wave. The afternoon one catches people out, because a crew still shuttling loads at the wrong hour is a crew standing in it.
Some of that traffic is not even local to the mesa. Torrey Pines High School sits east of I-5 on Del Mar Heights Road, so a share of the school movement crosses the interchange in both directions rather than staying on this side. Our practice is a weekday start early enough that the truck is positioned and the crew is carrying before the first wave. That is not speed for its own sake. On an hourly rate the clock does not care why the truck is not moving.
Fair And Race Meet Season
During fair and racing season, Via de la Valle, Jimmy Durante Boulevard and the freeway ramps near them load for hours, heaviest through the afternoon and again when an event lets out. All of that is north of Del Mar Heights, and it is exactly the direction a driver would come from if they approached from Solana Beach or down through the valley.
In those months a Del Mar Heights move comes off I-5 at Del Mar Heights Road rather than working down through Via de la Valle, and it starts early. We schedule around race days as a matter of routine. If your date has any flexibility during that stretch, say so when you book, because a midweek slot can spare you an hour of billable crawling that a Saturday will not.
The Retail Is On The Other Side Of The Freeway
The large-format retail serving this neighborhood sits east of I-5, where Del Mar Heights Road meets El Camino Real. Del Mar Highlands Town Center is there, and One Paseo is across from it, a mixed-use center with residences above the ground floor retail. Both are Carmel Valley addresses, reached by crossing I-5 on Del Mar Heights Road.
For a move that has one practical consequence. A mid-job resupply run for tape, boxes or moving pads means going back out to the interchange and coming back in through the same traffic, on your clock. So materials ride on the truck. We load more than we expect to use, and the 25 free boxes come with the truck rather than from a shopping trip, which is worth more on this mesa than it is somewhere with a hardware store four blocks away.
The Beach And Reserve Weekend
Torrey Pines State Natural Reserve and Torrey Pines State Beach anchor the south end of this stretch of coast. The Del Mar village beaches, with Powerhouse Park and Seagrove Park on Coast Boulevard, anchor the west and north. On a good weekend both draw more cars than their own lots hold, and the overflow has to go somewhere.
The effect on a move is mostly a scheduling one. Weekend visitor volume raises the odds that the approach roads and the nearest cross streets are working harder than usual at exactly the hours a crew wants to be loading. A weekday date sidesteps most of it. If a weekend is the only date that works for your escrow or your lease, we would rather be at your curb at the front of the day than in the middle of it.
The Trails People Ask About After They Move In
Torrey Pines State Natural Reserve carries the named trail system residents actually use: Guy Fleming, Razor Point, Beach Trail, Parry Grove and Broken Hill. Trailhead parking there is limited and fills on good-weather weekends, which is one more reason we lean toward weekday move dates in this corner of the county.
Inland, the San Dieguito River Park Coast to Crest Trail has its coastal end at the San Dieguito Lagoon just north of the neighborhood. The Del Mar Mesa Preserve and Los Penasquitos Canyon Preserve trail systems lie east and south, and residents reach them through Carmel Valley rather than off the mesa. That routing point matters on move day too. A good deal of what looks close on a map here is on the other side of the freeway, and the freeway is the only honest way to get there.
There Is No Lake Here. There Are Two Lagoons.
People moving in from inland San Diego sometimes ask about the nearest lake. There is not one. The water features around Del Mar Heights are coastal lagoons and the creeks that feed them. The San Dieguito River and San Dieguito Lagoon lie to the north between Del Mar and Solana Beach, a restored wetland. Los Penasquitos Lagoon and Los Penasquitos Creek lie to the south, below the Torrey Pines bluffs. The nearest reservoir on the same watershed is Lake Hodges, far upstream and inland.
That is more than scenery to a moving crew. Those two lagoons are the reason this mesa is a mesa, the reason the road network funnels the way it does, and the reason there is no useful back way in from either the north or the south for a loaded truck. Freeway in, Del Mar Heights Road west, then the neighborhood streets. The geography wrote the route before anyone paved it, and no amount of routing software argues with a lagoon.
When The Move Leaves Del Mar Heights Entirely
Long distance out of this neighborhood is one flat rate, agreed in writing before we load. We want to look at the access first, because a sloped view lot with a stair carry takes longer to load than a flat driveway, and that belongs inside the number before you sign it rather than as a surprise afterward. There is no deposit at any point, on any job, local or long distance.
On timing, we cover 550 miles a day starting the day after we load. Anything within 200 miles, which includes Los Angeles, is delivered the same day. We do not handle international shipping, container or POD transport, or vehicle transport. If your move needs one of those, better that you hear it now than on load day with the truck at your curb.
