Allied Gardens is entirely inside the City of San Diego. It sits in City Council District 7 and the whole neighborhood carries the 92120 ZIP code. That decides which utility accounts you open, which agency collects the trash at the new house, and which street rules the truck is working under. Households arriving from Santee, Lakeside or the unincorporated pockets east of here are used to different answers to all three.
It is also one of four neighborhoods in the city's Navajo Community Plan area, with Grantville, Del Cerro and San Carlos. Land use questions, the kind that come up when a neighbor's build changes a shared driveway or a corner sightline, go to the Navajo Community Planners group rather than to any county body.
A 1955 Tract That Was Built Out And Stayed That Way
Allied Gardens was developed as a tract starting in 1955, and takes its name from Allied Contractors, the company that built it. The houses are almost entirely single-family detached, put up mostly in the late 1950s and 1960s in ranch and split-level postwar styles. The tract was subdivided, built and finished, so practically every job here is a resale, an estate clear out or a rental turnover rather than a first occupancy.
That shapes the estimate. An Allied Gardens move lands in a house somebody lived in until recently, with the last owner's shelving still screwed to the garage studs and a spare freezer to pull before yours goes in. Mesa Top, Canyon Rim, And Where Grade Shows Up
The neighborhood occupies a mesa top with canyon edges dropping toward the San Diego River corridor in Grantville. The interior tract streets are flat to gently sloped. Grade becomes a real variable in two places only: lots that step down toward the canyon rims, and the climb east toward Del Cerro where the mesa keeps rising.
On a rim lot the living level can sit below the street, so the carry runs down and back up rather than across, and a piano on that lot is a different conversation from the same piano four streets inland. Tell us whether your back yard ends at open space or at a fence with a neighbor behind it.
Grantville Is Below You, And It Is A Different Move
There are no high-rises in Allied Gardens. On the mesa the stock is one and two story single-family houses. The garden-style walk-up apartments and the condominiums are on the Grantville side along Mission Gorge Road and Twain Avenue, below the neighborhood. An elevator move is a Grantville problem, so inside the tract there is no freight elevator to reserve and no building management certificate of insurance to clear before we roll.
Check which side you are on. An address on Mission Gorge Road or Twain Avenue means an exterior stair carry to a second or third floor, which changes crew size in a way a Waring Road ranch house never does.
The Grantville Trolley Station on the MTS Green Line sits down there too, off the Mission Gorge Road and Alvarado Canyon Road area. Nobody reaches an Allied Gardens front door by trolley. It matters on move day only because it feeds car traffic into the corridor our truck climbs, at both ends of the working day.
Move Day Heat On An Inland Mesa
Allied Gardens sits on an inland mesa behind the coastal strip, so the marine layer burns off earlier here than at the beach and summer afternoons run warmer than Point Loma or Pacific Beach on the same day. On this mesa the garage, the shed and the side yard get worked in the morning while shade is still on that side of the house, and the interior rooms come later.
It also changes what you leave for last. Candles, records, electronics and anything with a battery ride better in a truck box loaded in the morning than in one standing on an open driveway since noon. Say so if your move is in July or August and we put the crew on the property earlier.
Utility Transfers For A 92120 Address
Gas and electric transfer to San Diego Gas and Electric. Water and sewer are City of San Diego Public Utilities, because this is inside the city rather than a county water district, which is the item that catches people coming in from further east. Trash and recycling for single-family homes are City of San Diego Environmental Services collection, so the bins belong to the address. Internet is Cox or AT&T depending on the block.
The order that saves grief: power and water live at the destination before the truck arrives, the internet appointment booked for a day that is not move day, and the origin accounts closed the day after the keys change. One School District, Two Elementary Attendance Areas
Every neighborhood school here is San Diego Unified. There is no separate elementary district, unlike parts of East County where Santee, Lakeside and Cajon Valley run their own, so a family moving from one Allied Gardens street to another is dealing with one set of records rather than two.
Inside the neighborhood the two attendance areas are Foster Elementary and Marvin Elementary, so a move of a few blocks can still change the assignment. Middle school students attend Lewis Middle School on Greenbrier Avenue, next to the Allied Gardens Recreation Center and park. High school students attend Patrick Henry High School, a San Diego Unified school on the Del Cerro side of the Navajo area rather than inside Allied Gardens itself. Run the address through the district's school locator before you sign.
The Greenbrier Block, The Pool On Glenroy, The Library On Zion
The Allied Gardens Recreation Center and Allied Gardens Community Park are on Greenbrier Avenue, with Lewis Middle School on the same block. That stretch takes more curb pressure and foot traffic than an ordinary interior tract street, and it arrives in waves around school hours and rec programs. Moves there get an early truck so the curb position is taken before the block fills.
Two addresses people mix up: the Allied Gardens Pool is at a separate location on Glenroy Street, not at the recreation center, so give the Glenroy address to anyone meeting you there on move day. The Allied Gardens/Benjamin Branch Library on Zion Avenue is the San Diego Public Library branch serving the neighborhood, and holds and returns are easier cleared before the boxes are sealed.
Kaiser Zion Is At The Grantville Edge, Not In The Tract
Kaiser Permanente Zion Medical Center is on Zion Avenue at the Grantville edge below Allied Gardens, and it has an emergency department. Listings often call it an Allied Gardens hospital. It is close, and it is part of why some households pick these blocks, but it sits below the mesa rather than inside the tract. On move day the effect is traffic and parked cars on the Zion Avenue approach.
The others in range are UC San Diego Health East Campus Medical Center on Alvarado Road in the College Area, formerly Alvarado Hospital, Sharp Grossmont Hospital in La Mesa reached east on the 8, and Rady Children's Hospital in Serra Mesa reached west on the 8 and then north. Golf Courses Below, Canyon Rim Behind, No Acreage Anywhere
Two courses anchor the edges of this part of the Navajo area. Admiral Baker Golf Course, the Navy course in Mission Gorge off Admiral Baker Road, is on the Grantville side below the mesa. Mission Trails Golf Course is on Golfcrest Drive in San Carlos. Neither one is inside Allied Gardens. We name them because that is how people describe where they live when they call us.
What the neighborhood does not have is private land. It was subdivided and built out, so no agricultural, equestrian or large-lot rural ground is left inside it, and the open space is public parkland and canyon rim. No barn, no tack room, no hay, no implements. A golf cart in the garage is a load-and-strap item, not a vehicle we drive anywhere.
Waring Road Storefronts And Small Office Moves
The neighborhood business district runs along Waring Road up toward Zion Avenue, where Allied Gardens meets Grantville. It is low-rise suites and storefronts rather than an office park, so a commercial move here looks more like a house move with an inventory list. No dock, no service elevator, no building engineer assigning you a Saturday window.
What it does mean is shared frontage: the loading spot in front of one suite is customer parking for the next. We work these jobs early or after closing, and bring a second truck only when the inventory needs one, since a second truck adds $150 plus a second $75 fuel charge. Leaving Allied Gardens Entirely
Many of the moves out of this neighborhood are households that have held the same late-1950s house for decades and are going to be near adult children in another state.
